APPLYING & ELIGIBILITY

There's a lot to look forward to at Aurora Square Estates, and we like to keep the first step just as easy as everything after it. Every applicant aged 18 and older goes through the same review, part of our commitment as an Equal Housing Opportunity provider, covering:

  • A completed rental application

  • A valid, government-issued photo ID

  • Proof of income that can be verified

  • A standard credit screening

  • A routine background and criminal history check

Before you can move forward with your application at Aurora Square Estates, we ask for one valid, unexpired government-issued photo ID from each applicant aged 18 and older. Here's what we accept:

  • State-issued driver's license or identification card

  • U.S. passport or passport card

  • U.S. CIS Form I-551 permanent resident card (also known as a "Green Card")

  • Valid foreign passport

To verify income and employment during your application, we work with a third-party provider, and in some cases, additional authorization is required to complete that step. Have questions along the way? Our leasing office is happy to help.

Yes, adding a guarantor, sometimes called a co-signer, is an option we offer for your lease. It's a helpful path for applicants with a solid rental history, even if their credit history doesn't fully align with our standard guidelines on its own.

A guarantor takes on legal responsibility for the lease if the resident can't pay, and here's what we'll need from them:

  • Complete a rental application and pay the application fee.

  • Pass our standard background check.

  • Have a credit score of 700 or higher.

First-time renters are always welcome at Aurora Square Estates. Without a rental history to draw on, your credit and income take on a bigger role in our decision, and a conditional approval, sometimes with a guarantor involved, is often still within reach.

SCREENING: CREDIT & BACKGROUND

Reviewing your credit is a standard step in applying to Aurora Square Estates, and it's less about a single number and more about the full financial story. As part of that process, we look at your consumer credit report, including:

  • Consistent payment history

  • Outstanding debt and collections activity

  • Bankruptcies or other public records

  • The number and type of accounts

This screening follows the Fair Credit Reporting Act (FCRA) and is carried out the same way for every applicant.

There's no set credit score cutoff at Aurora Square Estates. Since a score is only one part of your financial picture, we look at your full credit profile before making a decision. A lower score by itself won't rule you out, though the overall screening results still have a say in terms of your approval.

If your screening results come back outside our standard guidelines, a couple of options can still help you move forward:

  • Adding a Guarantor (Co-signer): someone who applies alongside you and shares financial responsibility for the lease.

  • Paying an Additional Security Deposit: in some cases, a higher deposit, fully refundable, may be offered instead.

These options follow our standard screening guidelines and comply with Fair Housing law. Our leasing team would be glad to talk through what fits your situation.

We're glad to have you on your way to a new home at Aurora Square Estates, and as part of that process, applicants aged 18 and older go through a routine background screening. This check looks at relevant criminal history, carried out in line with federal, state, and local law, including Fair Housing guidelines.

Leasing at Aurora Square Estates includes a criminal background screening for everyone aged 18 or older, carried out in full compliance with the Fair Housing Act and guidance from the U.S. Department of Housing and Urban Development (HUD).

What We Take Into Account: Rather than applying a blanket policy, we look at each record on its own, taking into account:

  • The nature and severity of the offense

  • The amount of time that has passed since the conviction

  • Any additional context or evidence of rehabilitation you'd like to share

Convictions We Consider: Our review centers on convictions that could compromise the safety of residents or the property. This includes, but isn't limited to, felonies or misdemeanors involving:

  • Violence, threats, or harm to persons

  • Drug manufacturing or distribution

  • Sex-related offenses

  • Arson or other severe property damage

What This Means: We only consider convictions, not arrests alone. Should anything in your screening need a closer look, we'll be in touch, and there's always room to add context on your end.

Yes, part of your application at Aurora Square Estates includes a quick check-in with your previous landlords, so we can hear firsthand how things went. Here's what stands out to us:

  • A consistent record of on-time payments

  • No outstanding debts to previous landlords

  • No history of evictions filed

  • No major lease violations

FEES, DEPOSITS & COSTS

Applying to lease your new home at Aurora Square Estates is easier when you get a clear look at the costs upfront. Here’s what to expect: 

  • Application Fee ($75 per applicant): Anyone aged 18 or older joining the lease is responsible for this non-refundable fee, which covers the cost of your credit and background screening reports.

  • Administrative Fee ($150 per home): Once you're approved, this one-time, non-refundable fee, charged to the home rather than each person, holds your new place while we prepare the lease paperwork, set up your resident account, and get everything ready for move-in.

Good news, there's more than one way to handle your security deposit at Aurora Square Estates, so you can pick what fits your move best.

Traditional Security Deposit

  • Fully refundable and held on file throughout your lease to cover anything beyond normal wear and tear

  • Standard approval brings the deposit to half of one month's rent

  • Conditional approval may bring it to one to two months' rent, depending on your screening results

Security Deposit Alternative with Rhino

  • Aurora Square Estates partners with Rhino to lower your upfront move-in cost

  • Instead of one large refundable payment, you pay Rhino a smaller fee, either monthly or all at once, which satisfies our deposit requirement

  • Please note that Rhino fees are non-refundable insurance premiums, not a deposit

LEASE TERMS & POLICIES

We're happy to offer more than one lease length so you can find what works best for you.

  • Standard Lease Term: Most residents choose our 15-month lease.

  • Flexible Terms: Beyond that, lease lengths generally run from 13 to 24 months, with pricing that can shift daily depending on your move-in date and how long you'd like to stay.

When it's time to pick your home, our Floorplans page is the best place to browse our townhomes in Crowley, TX. Use the filters to find what fits, click on a layout you like, then choose "Apply Now" to start your secure online application, or "Book a Tour" first if you'd rather see the home in person.

Aurora Square Estates is a pet-friendly community in Crowley, TX, so of course, we'd love to welcome your pets home too. Each of our homes can accommodate up to two pets, and while a few breed restrictions do apply, our leasing team is glad to answer any specific questions about your pet.

Here's what to expect on fees:

  • One-time pet fee: $350 per pet (non-refundable)

  • Monthly pet rent: $25 per pet

And for our residents with service animals or verified Emotional Support Animals (ESAs), those companions aren't considered pets under this policy, so no fees or restrictions apply. Just contact us to complete the required accommodation paperwork.

We're happy to walk you through how each one works:

Subletting and Short-Term Rentals: Every resident in our community goes through the same screening process before moving in. Subletting your home or listing it for short-term stays, such as Airbnb, is a violation of the lease agreement and is not permitted.

Adding a Roommate to Your Lease: We love helping residents welcome a new roommate partway through the lease, it's easier than you might think.

  • Start with our team: A current leaseholder lets us know, and from there we'll guide both of you through what comes next.

  • Application and screening: Your future roommate completes the standard rental application, covers the application fee, and goes through the same credit, criminal, and rental history screening every resident completes.

  • Lease addendum: Once approved, everyone on the lease, current and new, signs an addendum that officially adds the roommate with full resident rights and responsibilities.

One thing to keep in mind: every leaseholder is considered "jointly and severally liable," meaning each person is responsible, individually and as a group, for the full rent and lease terms.

MOVING IN

There's nothing quite like the moment your new home officially becomes yours, and that day is almost here for Aurora Square Estates. Here's how we've laid it out: 

Before Your Move-In Day

Please take care of the following at least 48 hours before your move-in appointment:

  • Complete your lease signing online

  • Contact your preferred electricity provider to start service, then pass the account number along to us

  • Have proof of renter's insurance ready, covering at least $300,000 in liability

  • Clear your move-in balance in the Resident Portal

On Your Move-In Day:

  • Come by the leasing office at your appointment time

  • We'll cover a few essentials, answer your questions, and share what to know about the community

  • Once everything checks out, we'll hand over your keys. Welcome home!

Protecting what's yours matters to us, so yes, every resident at Aurora Square Estates is required to carry an active renter's insurance policy with at least $300,000 in personal liability coverage. It's an affordable way to safeguard your belongings and stay covered if the home is accidentally damaged. 

To stay compliant, here's what you'll need to do:

  • Select a policy from any licensed insurance provider

  • Add Aurora Square Estates as an "Interested Party" on the policy

  • Upload the "Declarations Page" to your online Resident Portal before you move in

RENT & PAYMENTS

Paying rent at Aurora Square Estates is meant to be simple, and you've got a few ways to do it.

When Rent Is Due: Rent is due on the 1st of each month, though you have until the end of the day on the 3rd before any late fees apply. From the 4th onward, a late fee is added to any remaining balance, per the terms of your lease. A quick tip: setting up auto-pay through the resident portal takes the date off your mind completely.

Payment Options

We offer a few different ways to pay:

  • Online Resident Portal: Set up auto-pay for recurring payments, pay by eCheck (ACH) at no cost directly from your bank account, or use a credit or debit card, which carries a standard third-party processing fee.

  • Cash at a Local Retailer: Ask our team for a Walk-In Payment System (WIPS) card to pay in cash at participating retailers like Walmart, CVS, or Walgreens.

  • Check or Money Order: Drop off your payment in the secure payment box at our leasing office, made payable to Aurora Square Estates.

To help keep things secure for everyone on-site, we're not able to accept cash payments directly at the leasing office. Thank you for your understanding.

We get that things can come up sometimes, so here's how our late payment process works.

  • Grace Period: Rent is due on the 1st, and residents have a few extra days, through the end of day on the 3rd, before a late fee comes into play.

  • Late Fees: Once the 4th arrives, an initial fee is charged, with a daily amount added on top until the balance is cleared. Check your lease for the exact fee amounts.

  • Legal Action: A balance left unpaid can result in a Notice to Vacate, the legally required first step before an eviction filing.

If something unexpected gets in the way of paying on time, let our office know before the grace period ends. We're always glad to talk through it with you.

LIVING IN YOUR HOME

Our leasing team is happy to send over a complete breakdown of community-related costs, so you know what to plan for. For anything you'll set up on your own, we're happy to point you toward local utility providers our residents recommend.

Keeping your home running smoothly is something our maintenance team takes seriously, and we've set up two clear paths depending on what you need.

For Non-Emergency Requests: For everyday needs, like a slow-draining sink, the quickest route is through our work order portal. It's open 24/7, so you can log a request any time, add photos and notes straight from your phone, and check back for real-time updates, all while keeping a record you can reference later. Requests are handled in order of priority during regular business hours, and our team always lets you know they're there before coming inside.

For Urgent Maintenance Emergencies: Call our office directly at (682) 332-7567 and press 2 for maintenance once the recording picks up. Emergencies should always go through a phone call, not the online portal, so our team can respond as quickly as possible.

An emergency covers anything that puts your safety, health, or your home at immediate risk, including:

  • No air conditioning when it's above 80°F outside

  • No heat when it's below 50°F outside

  • A major water leak or flooding

  • A total loss of power unrelated to a known outage in the area

  • The smell of gas (evacuate immediately and call 911 and your gas provider)

  • A broken lock or window compromising your home's security

  • Structural or major damage to your home
